Linear metres of cabinetry ? Measure the total combined run of upper + lower cabinets in metres. A typical Australian kitchen is 4–7 linear metres. This estimate covers the full project: cabinetry, benchtop, appliance allowance, plumbing and electrical rough-in.
Renovation tier ? Budget = flat-pack cabinets, laminate bench, basic appliances. Mid-range = semi-custom joinery, stone benchtop, mid-spec appliances. Premium = custom cabinetry, integrated appliances. Rates calibrated so a 5LM mid-range Sydney kitchen = ~$32,000–$38,000. HIA Kitchens & Bathrooms Report 2025 median: $30,000–$35,000 nationally.

Why renovation costs vary so much by city

Renovation pricing in Australia is not uniform. Trades labour markets, state licensing regimes, supply chain conditions and local demand all create real cost differences between cities.

Sydney · NSW · 1.28×
$30k–$48k

Typical mid-range kitchen (5LM) · Bathroom: $28k–$32k

Sydney carries one of the higher regional multipliers nationally, driven by trades demand and infrastructure competition. HBCF insurance is mandatory for all NSW contracts over $20,000. Rates were restructured in November 2025 — confirm your project-specific premium at icare.nsw.gov.au before signing anything.

Melbourne · VIC · 1.18×
$26k–$42k

Typical mid-range kitchen (5LM) · Bathroom: $24k–$30k

Melbourne's 7-Star NatHERS standard (active May 2024) applies when the building envelope is altered. Standard internal renovations are generally exempt. Domestic Building Insurance (DBI) is mandatory for contracts over $16,000. Confirm with your building surveyor and check the VBA website for current requirements.

Perth · WA · 1.18×
$25k–$40k

Typical mid-range kitchen (5LM)

Perth's multiplier has been revised to 1.18× for 2026. FIFO workforce demand continues to pull licensed trades toward the resources sector, and materials freight from eastern states adds a further 8–15% on top of national benchmarks. Book contractors earlier than you think you need to.

Adelaide · SA · 1.08×
$22k–$36k

Typical mid-range kitchen (5LM)

Adelaide offers the best renovation value of any Australian capital. Lower labour costs, shorter waitlists and better access to licensed trades mean your budget goes further here. Tender activity is rising as population grows, but for now Adelaide homeowners are in a strong position.

How we built the numbers · Benchmarks reviewed March 2026

How we build each estimate

Core benchmarks in this calculator are cross-referenced against multiple Australian industry sources, then adjusted for city, scope and finish level. Every source is documented: what it covers, when it was published, and where its limits are.

STEP 1
Base national benchmark

We start with HIA and hipages national median costs for each renovation type — the kind of figures commonly used for ballpark renovation planning.

STEP 2
City multiplier

Trades cost differently depending on where you are. Sydney runs about 28% above the national average; Perth 18% above; Adelaide about 8% above. We apply a calibrated city multiplier to reflect real local labour rates.

STEP 3
Your project's specifics

Size, finish tier, material choices and complexity all adjust the estimate up or down. Budget, mid-range and premium tiers use real per-unit rates, not just a percentage uplift.

Common questions

Things homeowners actually ask

If your question is not covered here, submit your project brief and we'll help guide you to the next step. Where suitable, we may connect you with a licensed contractor in your area.

For most standard renovations, these figures are a useful planning benchmark. Complex jobs involving structural changes, heritage properties, high-rise apartments or difficult site access tend to run higher. Always add a 15–20% contingency buffer to any renovation budget. Unexpected issues come up on virtually every job.
Brisbane carries the highest regional multiplier (1.32×) in this calculator. Three factors are contributing: post-2022 flood rebuilding is still ongoing, 2032 Olympics infrastructure is absorbing a share of licensed trades, and strong population growth is pushing renovation demand. Trades are in high demand, so getting quotes and locking in timelines early is worth doing.
NCC 2022 and AS 3740:2021 require full-floor waterproofing membrane across the entire bathroom floor, not just the shower recess. The membrane must turn up a minimum 150mm on all walls, shower walls must be waterproofed to 1800mm height, and a licensed waterproofer must issue a certificate before tiling can start. Budget $1,500 to $2,500 for this compliance step depending on bathroom size.
In most cases, no. The VIC 7-Star NatHERS standard triggers when you alter the building envelope: external walls, windows, skylights or the roof structure. A standard internal kitchen renovation that does not touch any of these elements is generally exempt. Your building surveyor can confirm before you start.
HBCF is a NSW government-backed insurance scheme. It protects you if a licensed contractor fails to complete work or goes out of business mid-project. Your contractor must arrange it before starting work and before taking any deposit on contracts over $20,000. Premium rates were restructured in November 2025. Do not sign a contract or pay a deposit on any NSW residential project over $20,000 without seeing your contractor's HBCF certificate first.
On a typical renovation, the gap between the cheapest and most expensive quote runs 25–40%. One quote gives you nothing to compare against. Three gives you a real market read, helps you spot outliers in both directions, and puts you in a much stronger position when negotiating.
No. Australia banned engineered stone products containing crystalline silica in July 2024, following serious silicosis cases among stonemasons. This covers virtually all major brands including Caesarstone, Silestone and Quantum Quartz. Approved alternatives include porcelain, sintered stone (Dekton, Neolith), natural stone, solid surface and timber. Any contractor still offering to install prohibited engineered stone is not compliant.

About this tool

Built by a young Australian who got tired of guessing

My name is Matt. I have spent most of my working life in labour and trades across Australia. When I started looking at getting into the housing market myself, I ran straight into the same wall every homeowner hits: renovation costs that are vague, inconsistent, and hard to compare.

Builders quote differently. Online estimates are all over the place. And with current housing prices and economic pressures making every dollar count, I wanted a tool that gave straight, well-sourced answers rather than rough guesses or sales pitches.

So I built one. RenovationCalculator.AU is the tool I wished existed when I started planning. Every estimate is anchored to real Australian industry data, adjusted for your city, and transparent about where the numbers come from. It is free, it requires no login, and it does not sell your details.
